Two ways to make money in rentals:

Leasing agents – they find the renters, screen the renters, and handle all of the initial application and legalities. Appropriate fee = 1 month’s rent.

Property managers – they handle all aspects of managing properties on an ongoing basis (i.e., they deal with collecting rents, paying mortgages, moving people in, checking people out, etc.). Appropriate fee = 8% of rents collected each month.
